This is Polk's Boston City Directory from 1959 containing names from L-Z, published by R.L.Polk & Co.
As best as I can tell, page sequence is:

445-838......Alphabetical listing of streets L-Z, with names of occupants sorted by address

p. 445 lists the old 2 digit postal zone numbers

This is not a telephone directory, but some advertisements contain phone numbers listed in an old format, when each exchange had a place-name. The first 2 letters of the place-name were capitalized and would be dialed.
